SUSTAINABILITY REGULATION IS MAKING THE DIFFERENCE, BUT IT​ WILL ALSO MEAN TAKING A DIFFERENT DIRECTION​​​​​

At PropertyEU’s panel event during Provada, the largest real estate fair in the Netherlands, our sustainability expert Marco Villares joined Christoph Schmitz-Wenzel, Bayerische Landesbank, and Iris Kampers, Savills Netherlands, to discuss the impact of ESG in real estate.

How important is regulation? What is to happen to older, less sustainable stock? What can be done to mitigate the impacts of climate change? These and many other questions provided for a lively discussion.

These are the key messages of the discussion:

  • Is regulation behind or in front of the curve? If we take the “environmental impact curve”, we are moving too slowly as the scientists tell us. If we take the “market curve”, then regulation is a major driver of market change.
  • Looking at transactions, the sustainability performance of the asset has significantly gained in importance. The cost of not acting on sustainability represents a much greater risk than going beyond compliance.
  • There are exciting opportunities to upgrade and reposition older, existing assets. It requires searching for value that was perhaps previously overlooked. For example, materials are already implemented and CO2 is embodied, so existing assets give us a head start in these areas.
