BROWNFIELD – GREENFIELD: WHAT’S THE DIFFERENCE
In the industry, we differentiate between greenfield projects (new construction on previously undeveloped sites) and brownfield projects, which involve the redevelopment of sites that have already been used.
In the automotive and industrial sectors in particular, there are many factors that make it necessary to adapt established buildings. Frequently, the reason is the result of changes to production lines. Regardless of whether you are integrating a new production facility or implementing new processes, every change places new demands on existing buildings. Another reason is the upgrade of buildings to meet new energy performance requirements. These include standards such as the EU taxonomy and digitization. Many companies are asking questions like: “What is the carbon footprint of my site and how can I reduce it?” Are you faced with such issues? When applied to existing buildings, the term legalization of existing buildings refers to securing new statutory approvals. Many production sites have undergone modifications and conversions over decades. In such cases, there is a risk that the operating or building permit is no longer valid. Affected companies must obtain new approval. If they don’t, their operating permit expires. Frequently, for example, proper fire protection measures are no longer in place or the building no longer complies with building permits. We then check the established building and make it fully compliant again.
Short product lifecycles and changes in the product range are further reasons to modernize existing buildings. It is also worthwhile for manufacturing companies to take a holistic view of their site and strategically plan sustainable refurbishment measures now.
