BIM Solutions

Building Information Modeling (BIM) is for the real estate industry what Industry 4.0 is for mechanical engineering – the digital networking of all processes, products and participants. Building Information Modeling consolidates all data relevant to a construction project. In the past, architects and engineers created their own plans and had to track every single change, no matter how minor. With BIM, all information is now stored in a digital model. The result is a digital twin of the future building with a great level of detail.

Although entering this wealth of data initially increases the effort involved in planning, it saves a lot of calculation later as the building virtually calculates itself at the push of a button: How does the building geometry change if more office space is added? What impact would a green facade have on energy requirements? And what is the difference in cost between tiles and vinyl flooring?

The BIM model allows such design options to be examined at a very early stage of planning. As all parties involved in construction work use the same model, all information is immediately available. So if, for example, the planner changes the building floor plan, the number of windows and doors is automatically adjusted, including all the components required for them. And any collisions are detected well before the actual construction process, where they would lead to expensive delays. BIM automatically identifies planning errors, thus ensuring maximum planning certainty.

The BIM dimensions

3-D COLLABORATION, COORDINATION, COMMUNICATION

The process is characterized by model-based, computer-aided coordination of planning, integrated collaboration of project participants and digital, documented communication that can be evaluated afterwards.

4-D SCHEDULE, CONSTRUCTION PROCESS, CONSTRUCTION LOGISTICS

Building construction and construction site logistics can be simulated and optimized during the early phases of planning.

5-D QUANTITIES, COSTS, TENDERS, AWARD AND INVOICING

From daily updated quantity takeoff to a fully model-based invitation to tender: Based on element-based attributed modeling

6-D SIMULATIONS, EFFICIENCY, SUSTAINABILITY

The current technical models allow complex simulations as well as verification and calculations. This allows planning to be continuously optimized with regard to resource consumption, and property use or operation.

7-D FACILITY MANAGEMENT / SMART OPERATION

Thanks to coherent and comprehensive data, BIM projects provide an excellent basis for fast and efficient commissioning. BIMtoFM ensures a smooth start to smart, digital operation.

BIM-MANAGEMENT

Our experts are not only very familiar with BIM – they also have an intimate knowledge of your core business and the processes in your sector. Our expert network brings hands-on experience from the realization of many hundreds of successful BIM mandates to projects. Experts from the other Drees & Sommer competencies are integrated into the process to meet any additional challenges posed by digital planning, construction and operation. BIM Solutions uses this harnessing of competencies to develop suitable solutions for every digital real-world project challenge.

BIM SOFTWARE

We do not sell software, but provide independent advice on possible solutions. Your requirements are the only selection criteria for the right BIM software! Our BIM experts also ensure from the outset that all data can be used seamlessly and is still available for practical use during operation and for subsequent recovery & recycling.

BIM IN THE CONSTRUCTION INDUSTRY

Ideally, the BIM model supports a building over its entire service life – from the design and construction phase through the operational phase to deconstruction. If a facility manager takes over a building planned with BIM, they can use the model as a kind of operating system for building management. When maintenance, conversion or refurbishment work is undertaken, all operational data is recorded immediately, thereby facilitating communication between owners, operators and service providers. Using BIM, the building develops a kind of digital memory that records not only planning and construction data, but also all process data from ongoing operations. And at the end of the building’s life cycle, the model then enables precise scheduling of deconstruction planning:

BIM IN A NUTSHELL

Building Information Modeling (BIM) is used as the basis for digital planning, construction and operation. BIM brings quality, transparency and efficiency to the digital value chain across all phases and disciplines – from project development, planning and execution through to smart operation.

Building Information Modeling is not just another form of CAD. BIM is a methodology. Geometric and alphanumeric information is recorded, coordinated and documented across all project phases and disciplines. Even Level 1 BIM brings demonstrable and significant added value to a project.
