The project started in May 2022, construction is scheduled to start in March 2024, and completion is expected by early 2025. The refurbishment project for the existing logistics hall at Industriestrasse 11–13 in Guntramsdorf is already a flagship project for the entire logistics sector. The existing logistics hall is being refurbished to the highest possible ecological standards and was one of only two projects in Austria to be awarded the DGNB (German Sustainable Building Council) platinum pre-certificate by the Austrian Sustainable Building Council (ÖGNI) during the planning phase. The existing building with a hall area of 11,200 m2 will be dismantled and utilized as much as possible in the new concept. “Planning focused on climate neutrality and energy self-sufficiency, the use of sustainable and recyclable building materials, demolition capability, and the avoidance of new, additional soil sealing,” explains Raimund Spruzina from the client IG Immobilien.

Circulatory capability is made measurable
In addition to the 11,200 m2 of hall space, the refurbished production hall in Guntramsdorf will include 1,200 m2 of flexible office space, covered car parking spaces with e-charging stations, and double-decker bicycle parking spaces. PV systems with a peak output of 1.9 megawatts will supply the hall with energy, and surplus electricity will be passed on. A heat pump system will utilize geothermal energy for heating and cooling. As part of the newly developed transport concept, the existing railway track will be renovated, thereby reactivating the railway connection. When selecting the building materials, attention is paid to sustainability and consistent recyclability; where possible, parts of the existing supporting structure are also reused. Drees & Sommer also uses the “Building Circularity Passport” planning and documentation tool to make the circularity of the building measurable and to document important information about the materials used and their properties, separability, possible material recycling at the end of the life cycle and the building’s CO2 footprint. This data is also fed into the Madaster database. Around 4,000 buildings with an area of over 16 million m2 in the Netherlands, Belgium, Norway, Germany, Switzerland, and Austria are currently recorded on the Madaster platform, and IG Immobilien is also a member of the Madaster network.
